What we look for in a site
  • An established operating partner on the ground, with staff, systems, customer data and market knowledge.
  • Measurable population and household growth, not projected growth.
  • Unsaturated supply of comparable premium product inside a high-barrier entitlement market.
  • A conservative, off-market land basis that supports the build without stretching.
  • A parcel the product fits: wide drive aisles, truck-and-trailer access, electrical service, gated access and zoning that allows the use.

Who can invest?

Summit Fund I is open to accredited investors only, as defined in Rule 501(a) of Regulation D. The fund is offered under Rule 506(c), so every investor's accredited status is verified in the investor portal before a subscription is accepted. Requesting access starts with a self-certification; verification follows.

What does "co-GP" mean, and why does it matter to me?

Each Summit Fund I project is a joint venture with two general partners: the operating partner and Everlong Summit. Both build and deliver the project together, and you invest as a limited partner alongside both.

Normally a general partner's fees and promote sit outside your return. In Summit Fund I, Everlong's share of the co-GP fees and promote is reinvested into the fund, so the sponsor's economics ride with yours. The Strategy page explains it in plain English, with a diagram.

What is the minimum investment?

The minimum investment is set out in the Summit Fund I summary and in the final offering documents. Request access for the summary.

How and when is capital returned?

Limited partners are paid first: your capital back, then your preferred return, before the sponsor earns its promote. Capital is returned as early as each project allows, inside the fund term.

The exit is chosen project by project: units sold to end users, a hybrid of sales and rentals, or a for-lease hold. Timing depends on each project and is not guaranteed.

What are the fees?

Fees, fund expenses and the sponsor's share of profits are set out in the Summit Fund I summary and disclosed in full in the final offering documents. Everlong Summit's share of project-level development fees and promote is reinvested into the fund.

What is the fund term?

Summit Fund I is a closed-end fund with a fixed term. The term, the investment period and any extension provisions are set out in the Summit Fund I summary and the final offering documents.

What happens after I request access?

You answer three questions, self-certify as an accredited investor and tell us who introduced you. From there you review the Summit Fund I summary, then continue to the investor portal for verification of your accredited status, the data room and subscription. A request is not an offer or a commitment.
